Do I need to remove an oil tank to sell my house on the North Shore?

Buyers, their lawyers and insurers almost always want a buried oil tank located and dealt with before closing, and most home insurers will not cover a property with an unaddressed underground tank. Removing the tank and getting soil confirmation is the clean way to keep a sale on track.

How do I know if there is a buried oil tank on my property?
Older North Shore homes, roughly pre-1970s, were often heated with oil, and the tank was frequently left buried when the house switched to gas. Signs include a capped filler or vent pipe near the house, a copper line into the old furnace room, or a dip in the lawn. If you are not sure, a ground scan settles it in about an hour.
What happens if the tank leaked?

If oil escaped, the contaminated soil has to be removed and disposed of to BC provincial standards, and a qualified environmental professional documents the cleanup.
